The 50 acres will be offered in 6 parcels – 5 that have frontage on Alabama Ave and one that has frontage on SR 241. Parcels are approx. 13 acres, 11 acres, 10 acres, and 3 – 5 acre parcels. TERMS: Property is being sold at Absolute Auction with no financing contingencies. Have your finances in order. We require a non-refundable down payment of 10% of the final bid price due the day of auction with the balance due at closing in approx. 45 days. There is No Buyer’s Premium for this auction. Taxes are currently under CAUV and will be prorated to closing on that basis. Any CAUV recoupment will be the buyer’s responsibility. Sellers will split the cost of an owner’s title insurance policy. Owners will be retaining the mineral rights. Announcements sale day take precedence over printed material. There will be an $750 fee per parcel to assist with the survey cost and expenses.
